Just because the new school year has started doesn’t necessarily mean a slow down in the housing market..  With the start of school,  Now may be the perfect time to find you home.  Most people don’t like moving during the school year so there could be less competition for that home you have been looking for.

The most important thing you can do in this type of market is to make sure you are pre-approved for a mortgage.  This puts you ahead of the competition because you already know you have a loan in place and this will give you an edge against other buyers in the market. Your loan officer will be able to advice you on how much you will need for a down payment and closing cost.   Having that money ready and available also will give you an edge.

Get you ducks in a row so to speak on your finances.  Have pay stubs readily available, bank statements, W-2’s  and tax returns.  This will make it easier on you and your loan officer to get you approved.

Interview a couple of Realtors so youhave someone you know and can work with smoothly.  Give the Realtor your wants and needs that way they can set you up for a search and when a home becomes available you could be the very first to know about it.  Let them know what areas of town, they type of home you are looking for, number of bedrooms and baths.  This will help eliminate those home you are not interested in.

But first things first, GET PRE-APPROVED!  That why you know what you can and can’t afford.
