I’m excited to announce that I have expanded my mortgage licensing and am now able to help homebuyers, homeowners, real estate professionals, and investors in four states: Nevada, Indiana, Colorado, and Utah.

After nearly four decades in the mortgage industry, my goal remains the same: help borrowers understand their options, find the right financing for their situation, and make the mortgage process as straightforward as possible.

Mortgage Programs I Offer

Conventional Loans

Conventional financing can be an excellent option for borrowers purchasing or refinancing a primary residence, second home, or investment property. Depending on the borrower and property, there are a variety of down-payment and financing options available.

FHA Loans

FHA financing can be especially helpful for first-time homebuyers and borrowers looking for more flexible qualifying guidelines. FHA-insured financing is available through approved lenders and may allow financing of approximately 96.5% of the purchase price for qualified borrowers.

VA Loans

Helping our Veterans, active-duty service members, and other eligible borrowers take advantage of their VA home loan benefits is something I am always proud to do.

For eligible borrowers, VA-backed purchase loans can offer significant benefits, including the possibility of no down payment and no monthly private mortgage insurance. Eligibility and financing are subject to VA and lender requirements, including credit, income, occupancy, and a valid Certificate of Eligibility.

VA financing can also provide refinance options for eligible homeowners, including the VA Interest Rate Reduction Refinance Loan (IRRRL) and VA cash-out refinancing.

Jumbo Loans

Buying or refinancing a higher-priced property? Jumbo financing may provide options when the loan amount exceeds standard conforming loan limits.

Jumbo loans can be useful for borrowers purchasing luxury homes or properties in higher-cost markets, and there may be several different ways to structure the financing depending on credit, income, assets, down payment, and the property.

Non-QM Loans: When Traditional Guidelines Don’t Fit

Not every borrower fits into the traditional mortgage box.

That’s where Non-QM financing can be extremely valuable. I work with a variety of Non-QM programs designed for borrowers and investors who may have strong financial profiles but need an alternative method of qualifying.

Some of the Non-QM programs I offer include:

DSCR Loans — Designed primarily for real estate investors, DSCR programs may allow qualification based largely on the cash flow of the investment property rather than traditional personal-income documentation.

Bank Statement Programs — These programs can be an excellent option for self-employed borrowers who have strong cash flow but whose tax returns may not accurately reflect the income available to qualify for a mortgage. Depending on program guidelines, bank statements may be used to help determine qualifying income.

Asset Depletion Programs — For borrowers with substantial assets, an asset depletion program may allow eligible assets to be used to calculate qualifying income. This can be particularly useful for retirees, high-net-worth borrowers, or people with significant investments but limited traditional monthly employment income.

One Mortgage Professional — Four States

Being licensed in Nevada, Indiana, Colorado, and Utah allows me to help more clients directly and gives my Realtor partners an additional resource when they have clients buying or relocating across these states.
